In synergy with the environment, perfectly complementing the eco philosophy, the estate was developed after listening attentively to the rhythm of nature at the location chosen for the realization of this holiday villa project.
Your stay on the eco-friendly estate provides an intimate and completely private experience of the recognizable blue and green shades of Istria, imbued with the privilege of life together with nature. Your days here begin and end with spontaneous visits from local game, which descends from the nearby forest to quench its thirst and restore the essential minerals at a waterhole with a salt lick built right next to the north wall of the villa. With a bit of luck, besides relaxing nuances of flora and the sounds of fauna you will be able to see these quiet and grateful hosts awaiting you at a place made of nature and salt.
Location
The eco-friendly estate is located on the edge of the village Viškovići in the southernmost part of the eastern shore of the river Raša Bay. It gets plenty of sunshine all year round and remains protected from the strong winds. The village is oriented towards the sea and the fishing port of Tunarica in the eponymous bay, only a kilometre air distance away from the villa. The nearest town, Labin, is a ten-minute drive away, and in about half an hour You can reach the largest Istrian town, Pula.
Thanks to its position at the highest point of the settlement, the eco-friendly estate offers a panoramic view of the Kvarner Gulf, the waters of southern Istria and the islands of Lošinj, Unije and Susak, the Ubas Peninsula, the outer part of Raša Bay and the central Istria plateau.
Restaurants, taverns and wineries are at your fingertips. Within a radius of twenty kilometres you will find superb restaurants offering first-class fresh fish and shellfish from the Adriatic Sea, traditional meat dishes and specialties made from local ingredients. Taste the award-winning wines on family farms: Istrian Malvasia, Teran and the world-famous Istrian extra-virgin olive oil.

With the greatest possible comfort of the location that provides You with complete privacy and You can rest in peace and quiet, the estate is ideally positioned for an active vacation in nature throughout the year. The crystal-clear sea and secluded beaches away from the crowded tourist centres are only a few minutes away by car. Nearby beaches offer diving, surfing, boat, kayak and SUP rentals. Fans of cycling and ATV rides will find marked trails on the nearby hills and mountains suitable for everyone. If You like hiking, make sure You follow the route just twenty meters from the estate that will lead You to the top of Skitača. Enjoy the spectacular views of Mount Učka, the Kvarner Gulf and its islands and the entire central and south Istria. All trails are signed and available on maps and in guides.
Villa Panoramica
With its striking black façade, the villa is a brand new, low energy building designed by renowned architectural studio. The design brief was to create a unique object in harmony with nature for rest, relaxation, comfort and enjoyment. Situated on a gentle slope facing the southwest, the villa has four floors with the total area of over five hundred square meters indoors and two outdoor floors, the latter extending to the garden landscaped with respect to the local tradition of olive growing, with ancient olive trees of Istrian bjelica and sixtyish young olive trees which the villa owners care for with love and tenderness.
The mission of Villa Panoramica is to pamper the guest at the highest level by creating an experience based on superior accommodation and a relaxing atmosphere (privacy). Arriving at the estate, Your days begin with the scents and sounds of nature, with the inevitable panoramic view right from Your bed. From the birds chirping at dawn, to dusk refreshed by the sea breeze, enjoy everything the villa has to offer, three hundred square meters of outdoor living area, with the pool overlooking the nearby islands, the Ubas Peninsula and Cape Kamenjak taking up almost a third. The indoor space consists of the lounge and sleeping area on the first floor, living room, kitchen and outdoor kitchen on the ground floor and an entertainment area below ground, including a fitness-room and a mini wellness, which, together with the pool and an outdoor overflow hot tub ensures a complete spa experience. Treat yourself to Your favourite dish in the dining room inside the living area or outdoors, and show off your culinary skills in two professionally equipped kitchens. Before going to sleep, observe the starry night skies through a telescope, available also during daytime to explore the sea panoramas and the coast of eastern and southern Istria.
